Resort housing in Greece becomes more expensive amid rising demand

Resort real estate in Greece continues to rise in price, while the dynamics of prices remain heterogeneous depending on the segment and type of housing.

The average price of resort housing in the country increased by 10.8% over the year and reached 3,398 euros per square meter against 3,067 euros a year earlier. Thus, the market has renewed the historical highs in terms of the cost per square meter.

According to Prian, the growth in the segment of new buildings was even more noticeable. The average value of transactions at the construction stage increased by 12.5% and amounted to 507,427 euros, and the price per square meter increased by 12% – from 3,790 to 4,245 euros.

At the same time, the secondary market shows more complex dynamics: the average transaction check decreased by 13.3%, while the price per square meter, on the contrary, increased by 8.9%. This indicates a redistribution of demand within the segment, rather than its unambiguous cooling.

Experts also note a change in buyer behavior. In 2025, the average cost per buyer of resort real estate increased by 37.3% and reached 450 thousand euros. For comparison, even before 2023, the majority of transactions were concentrated in the range of 300 thousand -350 thousand euros.

Separately, the growth of interest from foreigners is recorded. The greatest demand is for objects worth more than 500 thousand euros. These are primarily new houses with premium level infrastructure, including swimming pools and private plots. The supply of such properties is limited, which keeps prices at a high level.

At the same time, there is an alternative trend: some buyers are moving to more compact and affordable housing options, which creates multidirectional dynamics within the market.
