
According to the authors of the corresponding draft regulatory act, in some cases the coefficients used do not reflect the actual market value of these properties. Such discrepancies were identified in the municipalities of Chisinau and Balti, as well as in the city of Criuleni.
The authorities propose recalculating the coefficients based on the locality and its value zone. The updated coefficients will be applied when valuing individual garages, garages in cooperatives and homeowners’ associations, as well as garages and parking spaces in residential buildings.
It is noted that the changes should make the valuation more accurate, transparent, and in line with actual market value.
However, for some owners, the new valuation may result in higher taxes. Specific tax rates are set by local authorities, which may also provide for tax breaks, exemptions, or a phased introduction of the new values to reduce the tax burden on socially vulnerable groups.
