Ukrainians have become important buyers of housing in Poland

High activity of Ukrainians has become one of the most important trends on the Polish real estate market. According to official data, in 2025 Ukrainian citizens purchased in Poland more than 9.3 thousand apartments with a total area of 548 thousand square meters - this is more than all other foreigners bought together.

At the same time, the real estate market in Poland remains stable and expensive. Apartments with the area of 30-40 square meters in the most popular among buyers in Polish cities are sold at such average prices: Warsaw – $172 thousand, Gdansk – $162 thousand, Krakow – $162 thousand, Wroclaw – $146 thousand, Poznan – $132 thousand.

It is Warsaw remains the undisputed leader in housing prices, forming the “premium segment” of the Polish market. Moreover, in Warsaw the interest of potential buyers to compact housing is 45% higher than in Kiev. In other cities the activity of buyers is lower than in large Ukrainian regional centers. The number of housing ads in Ukraine and Poland is almost no different – the difference is only about 2%. This is stated in the analytics of the specialized portal for real estate search OLX, writes NV.
