Eurostat has produced a report for 2025 which shows that tourist rental restrictions have not worked.
In 2025, 951.6 million overnight stays will be booked through platforms like Airbnb, Booking and Expedia – 11.4% more than in 2024 and 32.4% more than in 2023.
Growth continued through the end of the year, with 172.3 million overnight stays in the fourth quarter, up 10.9% year-over-year.
Despite stricter regulations in a number of countries and cities, demand for short-term rentals is not declining. The data shows the opposite: the market is expanding and gaining ground in the tourism industry.
It should be noted that European authorities impose restrictions to curb the growth of housing prices and return apartments to the long-term market. But Eurostat statistics show that tourist demand is still stronger than regulation.
