
According to the agency, the new model will be used to evaluate fruit-growing plots located within fruit-growing associations in all settlements across Moldova. It is available for review until September 1 of this year.
The changes apply to owners of plots located in the Anenii Noi district (the villages of Cobusca Noua and Maximovca), the municipality of Chișinău (the city of Chișinău, the commune of Bețoi, the commune of Bubueci, the settlement of Sîngera, the commune of Tohatin, the commune of Truşeni, and the settlement of Vadul lui Voda), and the Criuleni district.
As explained in the explanatory note to the draft, a revision of certain elements of the valuation model was necessary to resolve discrepancies reported by landowners between the actual characteristics of the real estate and those recorded in the Real Estate Registry, following consultations held from January 26 to April 30, 2026, on the geodata.gov.md portal.
As a reminder, the valuation is conducted for tax purposes. The valuation of plots used for fruit cultivation within fruit-growing and horticultural associations for tax purposes is carried out by the State Agency “Real Estate Cadastre” based on the approved model.
The assessed value serves as the taxable base for the annual calculation of the real estate tax set by local authorities.
