Bodrum Has Become Turkey’s Most Expensive Villa Market

Bodrum remains the leader in Turkey’s suburban real estate market. Villa prices here reach $6,300–7,600 per square meter, making the resort the country’s most expensive destination in the suburban housing segment.

Next in terms of price are other popular resorts along the Aegean coast. Bodrum has become the most expensive villa market in Turkey.

In Çeşme and Alaçatı (Izmir), villas start at $5,900 per square meter. In Kunda (Ayvalık), prices range from $4,700 to $5,900, and in Urla, they range from about $2,900 to $3,500, depending on the neighborhood and type of development.

According to Prian, in the south of the country, in Kas and Kalkan (Antalya), prices range from $2,600 to $3,200 per square meter, with beachfront properties costing significantly more.

On the northern Aegean coast, prices are significantly lower. For example, in Kusadasi and Didim, villas are priced at $1,290–2,500 per square meter, with part of the demand coming from the Turkish diaspora in Europe.

In the Kemer and Manavgat regions, villas cost approximately $1,830–2,150 per square meter, while Side remains one of Antalya’s most affordable resorts.

According to market participants, the main demand comes from buyers purchasing homes for personal use rather than for resale.
