
A detailed analysis of the distribution of housing by type (apartments/houses) and degree of improvement is usually published by the NBS after all census data have been fully processed. Both individual houses and multi-family dwellings are taken into account. The vast majority (97.7%) are individual private dwellings, numbering over 1.09 million.
The peculiarities of Moldova’s housing stock are old and worn out. More than 81% of residential buildings are located in villages, and only 18.7% are in cities. The degree of wear and tear is high. Census data indicate a significant ageing of the stock. About 22% of buildings were built several decades ago.
Most buildings date back to 1946-1960 (246.8 thousand or 22%), followed by buildings built in 1961-1970 (212.5 thousand or 18.9%), 1971-1980 (209.8 thousand or 18.7%) and 1981-1990 (171.4 thousand or 15.3%).
Chisinau stands out against the average situation in the country. The situation is somewhat different in the capital: 16.5% of buildings were constructed between 1991-2000 (national average – 9.1%) and 15.3% between 2001-2010 (national average – 4.6%). In other development regions and administrative-territorial units, these indicators were close to the statistical average.
Of the total of approximately 9,800 metropolitan apartment buildings, buildings with 5 stories accounted for 30.4%, followed by buildings with two stories (25.8%) and 9 stories (10.9%). Houses with 10 floors and above accounted for 10.9% of the total number of apartment buildings, with the maximum number of floors in the surveyed residential buildings being 24 floors.
The capital city accounts for about 24.9% of the country’s total housing stock, but also concentrates about one-third of the total population.
According to the updated data of the NBS as of January 1, 2025, the total area of the housing stock amounted to 91,792.9 thousand m². The average housing stock of the Moldovan population is 38.5 m² per person. This indicator is calculated on the basis of the total area of the housing stock and the number of the population with usual place of residence (2,381.3 thousand people).
