Apartment Prices in Tbilisi Exceed $3,000 per Square Meter

In Tbilisi the price of a square meter exceeded $3 thousand.

The dynamics of real estate markets in the two main cities of Georgia are different: in Tbilisi everything is stable, and on the coast - rapid growth.

As Prian notes, the Batumi market surprises by all indicators. According to RECOV GE and Colliers Georgia analysis, the market volume is almost $1 billion, which is a record for this city. The annual growth is $260.5 mln. In 2025 transactions grew by 17% to 17,053. The average price per square meter in 2024 was $1050, and in 2025 – $1167 (an increase of 11%).

Foreign buyers accounted for almost half of the secondary market transactions (47%). They also provided about 70% of the increase in transactions.

On the secondary market prices increased by 11.5. The most active buyers are from Russia, Ukraine and Israel. It is foreign capital that forms liquidity.

Prices have tripled in two years

The average price for 1 square meter in Tbilisi is $1373 (in 2024 – $1320). Mtatsminda is considered to be the most expensive district: there the price of one meter has reached $3294. As for demand, it is highest in Didi Digomi, Samgori and Gldani.

In general, the volume of real estate market in Tbilisi remains within $3.5 billion. Last year it grew by 12.6%. At the same time, the price of new buildings rose by 4%, and “secondary” – by 8%.

According to Prian analysts, price growth will be moderate in 2026. This will be influenced by a large number of new projects and issued permits, which may lead to oversupply and slow down price growth.
