Apartment sales are falling steadily

According to data from the Real Estate Cadastre, in the third quarter of 2025 in Chisinau municipality, 1,275 transactions of sale and purchase of apartments were registered, which is 69% less compared to the third quarter of 2024 (4,098 transactions), - reports Logos Press.

At the same time, compared to the second quarter of 2025, an increase of 8.4% (1,176 transactions) was noted.

The number of sold individual residential houses also decreased. For the third quarter of 2025 in the capital was sold 205 houses, for the same period of 2024 – 497 (a decline of 59%).

Analysts note that negative trends persist throughout the year. If we analyze the statistics of sales on an ascending trend, in the first half of 2025 there were registered transactions 45% less than in the first half of the previous year (4060 and 7396 transactions respectively).

In the first 9 months of this year, 5,335 apartments were sold, which is 53.6% less than in the same period of 2024.

The determining factor for the reduction in the number of apartment sales transactions is considered by market experts to be price growth and stricter rules for justifying the origin of funds for the purchase of real estate. The launch of the Prima Casa Plus program also dispersed the price growth to a certain extent.

According to the real estate index of the real estate agency Acces Imobil, the average price of apartments in Chisinau in 2023 will be 1070 euros/sq.m; in 2024 1540 euros/sq.m; in the first half of 2025. – 1720 euros/sq.m.

The price growth was influenced by the limited supply of housing under construction due to a decrease in the number of permits issued, the increase in the costs of construction companies (rise in the price of building materials, increase in wages, high energy costs, etc.), the shortage of land plots for construction in the city and the increase in their price. In this regard, one should not expect a decrease in prices for apartments in the capital in the near future, say some experts, because these factors continue to press on the market.

Other experts believe that the market may be in for a correction and the owners who really want to sell housing will have to reduce overpriced apartments, and developers will have to adjust their offer in accordance with the current real estate market realities.
