
Ukraine's agroholdings lose and find land
This is evidenced by the results of a joint study Latifundist и Forbes which was presented during Forbes Agro 2026 in Kyiv this week.
In particular, Agroton lost its entire land bank in eastern Ukraine. However, the company has already started to regain its position: last year it acquired one of the assets of Agroprosperis in Kharkiv region and, according to the research, plans further expansion.
The analysis emphasized the 30 largest agribusinesses, which together cultivate 3.77 million hectares. Kernel has the largest land bank – 358 thousand hectares, while the trailing TOP-30 companies cultivate about 50 thousand hectares.
“There are TOP-2 largest agricultural companies in Ukraine – both by land bank and revenue – which together form almost half of the entire TOP-30. Already starting from TOP-10, the density of the rating is significantly reduced: the next seven companies are significantly inferior to the leaders in terms of scale. And the last 20 companies are actually equal to half of the indicators of the first ten”, – said the head of analytics and research department of Forbes Ukraine Alexey Blinov.
Ukraine’s wartime land market
The war significantly changed the structure of the land market. Companies that lost their assets in the territories occupied by Russia are actively looking for new land in the territories controlled by the Ukrainian authorities. The main demand is shifting to the right bank of the Dnieper River and the western regions of the country due to security factors and better climatic conditions.
This has led to a sharp rise in prices. According to market participants, the cost of renting or buying land in the right bank of Ukraine can reach $3,000/ha. And demand for such assets exceeds supply.
At the same time, some investors, on the contrary, buy land assets in frontline areas at a significant discount – from $300 to $500/ha, counting on the recovery of their value after the end of the war.
The study also showed a change in the balance of power among agro-companies. In particular, OKKO GROUP has increased its land bank from zero to 50 thousand hectares in a few years.
Who suffered the greatest losses
“At the same time, there are players whose land bank has decreased. I would include Agroprosperis, which has “lost” approximately 50 thousand hectares of land over the last 4-5 years. Last year they sold assets in the frontline areas, and there is a certain regularity in it. Although recent sales have been recorded in the center of Ukraine as well. According to our data, this is not a marker of the company’s exit from Ukraine,” Konstantin Tkachenko, editor-in-chief of Latifundist.com, said at the presentation of the research.
