Land in Ukraine has become cheaper, but there is no rush demand for it

Agricultural land has become significantly cheaper in Ukraine. In February 2026, the average cost per hectare amounted to 69,800 hryvnia, which is almost 26,000 hryvnia lower than in January.

This is reported by Opendatabot. According to its data, the area of sold land has grown on the contrary. Thus, 17.8 thousand hectares were sold in Ukraine in February, which is more than 5.5 thousand hectares more than the corresponding January figure.

Regional land prices in Ukraine

In general, prices per hectare of land in the regions range from 35.26 thousand to 179.21 thousand hryvnias on average. That is, the price of one hectare of land in the region with the most expensive land market is approximately equal to more than five hectares of land in the region with the cheapest market.

The lowest prices were recorded by market analysts in Kherson region – here a hectare costs an average of 35.26 hryvnias. Relatively inexpensive land can be bought in the following regions: Donetsk region – 39.11 thousand hryvnia/ha, Mykolaiv region – 41.30 thousand, Sumy region – 43.43 thousand, Dnipropetrovsk region – 45.91 thousand, Kharkiv region – 47.87 thousand hryvnia/ha.

The most expensive land is in Lviv region – an average of 179.21 thousand hryvnias/ha. The top expensive regions are Ivano-Frankivsk region – 152.58 thousand UAH/ha and Kyiv region – 102.53 thousand UAH/ha.

Motives for investing in Ukrainian land

In general, according to the State Geocadastre, one of the main factors supporting the demand for land in Ukraine even during the martial law is the progressive development of the agro-industrial complex.

In addition, the following are important motives: growth of the share of agriculture in GDP; use of land plots as an investment instrument; admission of legal entities to the land market from January 1, 2024.

However, the ministry points out that even taking into account all the factors mentioned above, the forecast about the mass sale of agricultural land did not come true – there was no mass sale of Ukrainian land due to the war.

“One million hectares in economic turnover is only 5.8% of the land previously under the moratorium on sale. The overwhelming majority of such lands are currently under lease,” the State Geocadastre summarized.
