Chisinau has the lowest affordability of apartments in Europe

According to Veaceslav Ionita, an expert in economic policy at IDIS Viitorul, Chisinau has one of the lowest affordability of apartments compared to European capitals. To buy an apartment of 70 square meters in the first and second quarters of 2025, 15.5 and 14.8 average annual salaries were needed.

The expert specified that in Amsterdam for an apartment of 70 sq. m. m requires 15.8 average annual salaries; in Bratislava – 14.6; Prague – 14.3; Belgrade – 12.8; Tallinn – 12.5; Athens – 12.3; Dublin – 11.6; Budapest – 10.3; Copenhagen and Vilnius – 10 each; Warsaw – 9; Riga – 8.9; Zagreb – 8.6; London – 8.5; Oslo – 7.5; Rome – 7.2; Bucharest – 6.7.

“Apartments are not so expensive, but salaries are low. The more developed a country is, the more stable it is, the better the availability of apartments, the higher the salaries and the greater the difference between the salaries and the price of apartments,” Veaceslav Ionita said. At the same time, in 1970, Moldova required 9.6 annual salaries for these purposes; in 1980. – 9,3; in 1990 – 9,8; in 1995 – 30,4; in 2000. – 20.3; 2006 – 35.4; 2010. – 19,5; 2020 г. – 12.4; 2021, 13.9; 2023, 12; 2024, 12; and in the second quarter of 2025. – 14.8, after 15.2 in the first quarter.

In 2025, the average annual value of new apartments in Chisinau is almost 2,000 euros/sqm, more than twice as high as in 2008, when there was the first significant increase in real estate prices in Moldova

The expert notes that in 2008, on average, 1 sq. m. of both new and old housing cost 900 euros; in 2024 – 1512 euros for new apartments and 1043 euros for old apartments; in the second quarter of this year – 1993 euros in new buildings, 1390 euros in old ones. While in 2020 a new 70 square meter apartment cost about 57 thousand euros and an old one – 44 thousand euros, by the end of 2024 a 70 square meter apartment in a new building was valued at 110.6 thousand euros and in an old one – 79 thousand euros.

In the second quarter of this year, an apartment of 70 square meters in a new house will cost 139.5 thousand euros, and in the old – 97.3 thousand euros.
