Development in the suburbs is picking up pace

The shortage of land plots for construction, as well as the tightening of requirements for issuing permits in Chisinau, has led to the fact that construction companies have become more active in developing the suburbs of the capital.

Development in the suburbs is picking up pace

According to experts, for the second year in a row, the growth in the number of apartment sale and purchase transactions in the municipality comes at the expense of the suburbs. If in 2023 in them 1075 transactions were registered, in 2024 already 1532 (+42,5%). And the share of apartment purchases outside the capital in the total number of transactions increased from 7.1% in 2023 to 9.5% in 2024.

According to Radu Shitov, director of Euroimobil real estate agency, geographically the most sought-after areas for buyers are Staucieni, Durlesti, Cricova, Ialoveni, Dumbrava, Singera, Bechoi.

He notes that before deciding to build multi-storey houses in a suburban settlement, it is necessary to answer at least three questions. First of all, whether the locality is sufficiently supplied with engineering communications – water, electricity, gas – and whether they need to be expanded. If the local authorities shift this responsibility to the developer, the additional costs will inevitably affect the cost of housing. Secondly, whether the settlement has a sufficient amount of social and road infrastructure. And finally, whether the new residents will be able to find jobs locally, or whether they will have to travel to Chisinau.

The nearest town to Chisinau, Durlesti, is being actively built up with multi-storey houses. Durlesti. In fact, it is an extension of the capital with the largest number of residents (about 20 thousand people), which ensures a relatively higher demand.

The nine-storey residential complex in Durlesti is being built by the construction company Poliprim Grup. The complex is designed for 350 apartments, construction began in 2024, the developer promises completion in 2027. At the initial stage of housing offered at a price of 830-880 euros per square meter.

Isra Grup company is building a 9-storey (plus penthouse) complex of five buildings in the center of Durlesti. The project was presented at the Moldconstruct -2025 exhibition held in Chisinau.

Ivan Perev, the representative of the company, told Logos Press that the demand for apartments is as active as in Chisinau, while the prices are slightly lower. Due to this, you can save from 5 to 15 thousand euros. At present, the construction is going on at the level of the fifth floor and about 70% of the apartments have already been bought out. If you buy an apartment at the initial stage, the savings can be up to 30%. Thus, an apartment of 40 square meters at the excavation stage costs 50 thousand euros, and when the house is commissioned – already 75-80 thousand euros.

The contingent of buyers is very different. There are people who seek a quiet suburb from the noise and bustle of the city. There are those who buy their first home, as in the countryside more affordable prices. Some apartments are bought by investors for the purpose of renovation and subsequent resale.

A complex of two 8-storey houses is being built in Ialoveni by the construction company Artex. According to the representative of the company, at the stage of construction 1 sq.m. costs 900 euros, in the house, which is commissioned in two months, the price is already 1200 euros per square meter.

In more remote from Chisinau settlements the prices for apartments are about 20% lower than in the city, notes Radu Shitov. First of all, because the land is cheaper. However, this advantage is often offset by additional costs for the delivery of building materials.

Individual houses represent a separate segment of the market. “For a house to be liquid, it should be built in the suburbs, which is located at a distance of 7-10 km from Chisinau – says the expert. – The optimal area is 120-150 square meters, with parking for two cars and a plot of at least 4-5 hectares”. The ideal layout would be a one or two-storey structure with three bedrooms, a dining room and two bathrooms. And also a modern heating system – heat pump and solar panels. And most importantly, in the price range of 145-180 thousand euros in the white version. It should be remembered that another 500 euros per square meter will be needed for repairs, and a certain amount of money for furnishing and decorating housing.
