The margin for Prima Casa loans remains at 3%

The margin for Prima Casa loans remains at 3%

The government approved a resolution to this effect at its last meeting.

The annual setting of the maximum margin contributes to maintaining a predictable and profitable environment for the beneficiaries of the “Prima Casa” program, supporting access of young people and families to housing through loans guaranteed by the state.

At the same time, this measure allows banks to cover lending costs and ensures the proper implementation of the program, including the granting of loans for up to 30 years.

The program covers the purchase of housing (apartment or house) and is available to Moldovan citizens up to the age of 45. Loans are issued in Moldovan lei.

“Prima Casă” guarantees 50% of the loan amount to the bank and offers more favorable conditions (low down payment, long term, fixed loan margin). The interest rate on mortgage loans is regulated by the state. For 2026, the maximum margin for banks is set at 3%.

The down payment under the “Prima Casa” program is at least 10% of the value of the housing (in some cases it may be less, up to 5%). The purchased housing cannot be sold during the first 5 years (except for full repayment of the loan).

In 2026, new categories of borrowers are included in the program, such as self-employed (lawyers, cab drivers, artists, etc.).
