
The total volume of new consumer loans increased by 29.8% year-on-year and by 22.7% quarter-on-quarter, totaling MDL 4,405.1 million.
On the residential real estate market, the trend of price increase persists, although at a more moderate pace. The Residential Real Estate Price Index (RPPI), calculated on the basis of supply prices, amounted to 222.0%, increasing by 4.9% compared to the first quarter of 2025 and by 33.8% compared to the second quarter of 2024.
Credit risk remains the primary risk to which banks are exposed. The analysis revealed that the greatest concern for the negative impact on banks’ sustainability indicators could be loans issued for the acquisition or construction of real estate.
The significant increase in the volume of loans granted by banks for real estate acquisition, however, did not lead to an increase in the number of transactions. On the contrary, in the second quarter of 2025, the number of transactions for the purchase and sale of apartments decreased by 54% nationally and by 65% in Chisinau compared to the second quarter of 2024. This indicates the increasing influence of factors limiting market activity. The main one is uncontrolled price growth.
