Ankara leads the way in Turkish housing price growth

The real estate market of Turkey in 2026 has changed the leader in the costliness of housing. It was Ankara, which overtook all major cities of Turkey in terms of growth in housing prices.

According to a fresh report by the Central Bank of Turkey, Ankara’s annual price growth reached 35% in 2025. This put the Turkish capital ahead of Istanbul and Izmir.

Today, the average price of a square meter in Ankara has risen to $948. Two years ago in 2023, it was half as much. The main reason is internal migration. After the 2023 earthquakes, Ankara was perceived as a safer region to live in.

Istanbul is the most expensive metropolis

At the same time, Istanbul remains the most expensive megacity in Turkey. There the price of one square meter of housing is estimated at $1704. However, real estate growth is slower, 28.5% per year.

The rate of price growth in Izmir is 30.8%. There the price of one square meter stopped at $1140.

In the regions of Turkey, the most expensive are still the coastal areas and historical centers. The leader in price growth is Mugla (Bodrum, Fethiye), where the cost of one meter of housing was determined at the level of $1763.

The second place is occupied by Istanbul. Antalya, Çanakkale and Aydın are also in the top 5.

On average, the growth of real estate prices in the country was determined at the level of 29% for the year. Given the high inflation, housing prices are growing slower than the cost of consumer goods.
