And even though the demand increases with the arrival of students, there is no need to talk about any price hike. “There are more than 145 apartments in the administration of our company. And at the moment we do not see any dynamics of rental prices either up or down,” he says. – Now there is a trend of outflow of tenants from Ukraine, who vacate their apartments. Therefore, even the demand from students does not have a significant impact. Rather, a certain balance has been established in the market. Perhaps this is a temporary situation related to the season, but practically everything is rented at the right price”.
According to him, the average rental rate for a one-bedroom apartment is 400-500 euros on average, depending on the neighborhood. For a two-room apartment – 600-700 euros per month. Such prices refer to apartments in good condition, with repair, equipped with furniture and household appliances. In old buildings, renting a one-room apartment will cost 300-350 euros, a two-room apartment – 400-450 euros.
Specialists recommend tenants to conclude a contract with the owner of the housing. It is in the interest of the landlords themselves, in case of necessity the contract is needed to confirm the origin of the money. The contract specifies the term of the lease, living conditions, payment terms, rules of termination of the contract. There should also be guarantees and penalties in case of damage to furniture or other property.
According to the State Tax Service, 17,171 rental contracts were registered in the first 7 months of 2025. Income tax revenues from individuals renting out immovable property in the period from January to July 2025 increased by 28.1% compared to the same period in 2024 and amounted to 52.4 million lei.
As a result of inspections during this period, an additional 1,051 individuals renting out immovable property were detected. Besides, with regard to 127 lessors, additional basic payments in the amount of 285.1 thousand lei, penalties for late payment in the amount of 14.1 thousand lei, as well as a fine in the amount of 16.4 thousand lei were charged to the budget.
Despite the increase in the number of contracts according to the STS data, Ilya Sopivnic believes that more than 50% of the apartments in Chisinau are rented unofficially. This is evidenced by a simple comparison of data. Thus, according to the information of the State Tax Service, in 2024, slightly more than 26 thousand rental contracts were registered. At the same time, according to the census of population and housing stock, more than 50 thousand apartments in Chisinau are rented out.
Does it make sense to buy housing today for the purpose of renting?
“An apartment in any case remains an attractive investment instrument, as there is no special choice for investment of free funds in Moldova, – says the expert. – If in Europe today the profitability of rent is 4-5%, in Chisinau the profitability of 6% is considered normal, and renting out apartments can provide such income”.
There is no denying the fact that Chisinau will continue to grow – at the expense of newcomers from other settlements of the country, who join the ranks of tenants. Recently, there has been a trend of our citizens returning from Europe. Some return to their apartments, but there are also those who are forced to rent accommodation.

Because the owners of apartments arrive, and they are ready to rent out their still empty housing, – says Ilya Sopivnik. – Over the last month we have signed 18 new contracts for the administration of rented apartments. And 90% of our clients are diaspora. We monitor the timely payment of rent and utility bills, transfer money to the landlord, inspect the apartment, solve issues related to technical and legal maintenance.
