Land auctions left landless

The source of replenishment of the city treasury from the sale of land plots is about to run out. At the auction held on December 17, practically the leftovers from the previous auctions were put up for sale. And if municipal councilors do not deal with the land issue in the near future, there will be nothing left to sell next time.

Nevertheless, the auction brought a considerable sum to the city budget – more than 57 million lei.

There were 11 plots for sale and one for the right of property lease. During the auction, 8 plots found buyers. The most expensive lot was a plot on Vasile Lupu Street with an area of almost 32 hectares, which was sold for 42 million lei (68 thousand euros per hectare) at a starting price of 35 million lei. The plot’s urban planning code is S, which allows building special and public facilities. According to the organizers of the auction, the site is going to be used to build a center of social and medical assistance for disadvantaged people.

A plot of 55 hectares on Doina Street (the second line near the cemetery) was sold for 6 million lei at a starting price of 5 million lei. The C7 code allows the construction of commercial objects. It was purchased for wholesale trade.

The rest of the plots on Lemiica Street, Porumbrele Street, Novobechoiskaia Street in Botanica, etc., mostly of small area of 4-6 hectares, were intended for low-rise buildings. They were purchased for the construction of private residential houses.

A plot in the Botanika sector was sold at three times the announced auction price. At the starting price of 700 thousand lei, it went for 2.1 million lei (30 thousand euros per sotka).

A plot of almost 11 hectares in Staraya Pochta (Riscanovca sector) was put up for rent. It was intended for temporary parking without the right to privatization. The set price of the lot was 200 thousand lei. But no one was willing to rent the plot.

As Eduard Gorenstein, commercial director of the real estate agency Capitalimobil (organizer of the auction), noted for Logos Press, the plots offered for auction were, to put it mildly, not of the best quality. But considering the shortage of land in the city, people buy what they have. Several good plots were withdrawn from the auction for various reasons. One plot was seized, while the sale of another was opposed by residents of nearby houses who had adapted the municipal land for their own needs.

But the supply of municipal plots for sale has almost dried up. “We have held several auctions and, in principle, the plots have run out, there is practically nothing to sell. It’s been a year and a half since the municipal council has not approved plots for auction. If the municipal councilors do not agree, the next auction is unlikely to take place,” says Eduard Gorenshtein.
